We founded SeaBreeze on a simple idea: that owning a vacation home shouldn’t feel like a second job. Since 2002 we’ve been quietly turning up on our neighbors’ doorsteps with the keys, the linens, and the answers — because our whole team lives on the island too.

No franchise, no offshore call center, no corporate parent. Just a family-run operation running out of a 3,100 square-foot base in Holmes Beach, treating your home the way we’d treat one of our own.

Marketing & Distribution

Listed and priced across the channels guests actually book — Airbnb, VRBO, Booking.com — plus direct traffic through our own site. Our in-house Revenue Manager watches market trends, seasonal demand, and local competitor pricing so your home isn’t leaving money on the table.

Guest Services 24/7

A 24-hour hotline for guests, a seven-day reservations team, and guest verification on every booking. When something goes sideways at midnight, someone answers — twelve minutes away.

Housekeeping & Maintenance

In-house maintenance technicians (one per twenty-five homes) run routine upkeep, bi-monthly inspections, and annual deep checks to catch small issues before they become bills. Cleaning handled by our vetted internal and external team, with a professional linen service laundered on-site.

Revenue Management

An in-house Revenue Manager tunes your calendar to market conditions weekly, not annually. Bi-annual owner meetings and detailed monthly reports mean you always know exactly what your home earned and why.

Professional Photography

Interior and exterior photography, aerial drone shots, 3D Matterport virtual tours, and clean labeled floor plans — all included, none billed separately. Great listings are what get your home booked; we take care of them.

Transparent Ownership

No hidden fees. No long-term contracts. Damage insurance on every reservation. Tax and license paperwork handled. If it’s part of running a rental, we handle it — and it’s on one clear line item.

We visit in person, photograph and 3D-scan the home, and handle the setup — from smart locks to linen sizing to tax paperwork.

Listings go out across every major channel, our booking engine takes over, and first reservations typically land within the week.
