BOOKING & CANCELLATION

Payments, refunds, and flexibility.

When are my payments due?

Upon booking, we require a 25% down payment with the remaining balance due 30 days prior to arrival.

What is your Flexible Cancellation Policy?

Our Flexible Cancellation Policy lets you cancel bookings up to 14 days before check-in and receive a refund. Refund tiers: 35+ days before check-in (5% or $100 fee), 34–14 days (25% or $500 fee), less than 14 days (non-refundable). Reservations over $20,000 or 28+ nights have special terms — contact us for details.

If I cancel my reservation, how much do I get back?

Refund depends on how far before check-in you cancel: 35+ days = 95% back (or minus $100), 34–14 days = 75% back (or minus $500), less than 14 days = no refund. Refunds process back to your original payment method.

Do I need trip insurance with the Flexible Cancellation Policy?

Trip insurance protects you during your stay should an emergency arise. It’s not required for our Flexible Cancellation Policy, but it covers scenarios our cancellation policy doesn’t — medical emergencies, weather disruptions, and more.

Do you send emails after I make my reservation?

Yes. You’ll receive a booking confirmation immediately, followed by our Guest Agreement (must be signed and returned within 48 hours), then reminder emails leading up to your arrival with check-in details, local recommendations, and anything else you’ll need.


ARRIVAL & CHECK-IN

Getting to the island, and into the house.

Where do I pick up my keys? What if my house is keyless entry?

Most SeaBreeze properties use keyless entry, so there’s no key pickup required. Your access code is sent in your arrival email a few days before check-in.

How late can we check-in?

With keyless entry, you can arrive any time after our 4 p.m. check-in. There’s no office to visit — go straight to the property.

What is the closest airport to Anna Maria Island?

Three airports serve Anna Maria Island: Sarasota/Bradenton (SRQ) is closest at 33 miles, St. Pete/Clearwater (PIE) is 44 miles, and Tampa International (TPA) is 53 miles. SRQ has the shortest drive but TPA has more flight options.


DURING YOUR STAY

What’s at the property, and what you’ll bring.

Do you provide bed linens and towels?

Yes. Every SeaBreeze property is in our professional linen program — sheets, bath towels, and pool towels provided and laundered on-site by our own team.

Do you supply beach chairs and beach towels?

Yes. Every home comes with a beach cart, beach chairs, and an umbrella for use during your stay. Bring your own towels if you prefer specific colors, though pool towels are stocked.

Are the pools and spas heated?

Yes. All pools are heated to 82°F and all spas to 95°F, year-round.

Is there an outdoor BBQ/Grill and is gas provided?

Most properties come equipped with a gas grill, and we handle propane refills if it runs out during your stay — just let us know.

Do all SeaBreeze properties have high-speed internet?

Yes. Every SeaBreeze property has high-speed internet and WiFi coverage throughout the home.

Will basic kitchen consumables be provided?

No. Guests are responsible for kitchen consumables — spices, salt, pepper, cooking oils, coffee, and similar. There’s a Publix on the island for a quick stock-up on arrival.

What toiletries and paper products are provided?

Each home is stocked with a starter kit: 2 rolls of toilet paper per bathroom, 2 paper towel rolls, 1 dish soap, 1 pack of dishwasher pods, 1 sponge, 2 disposable cloths, 1 box of trash bags, 1 laundry detergent. For longer stays, plan to restock.

Are bikes included with our Anna Maria rental?

Some properties include bikes, others don’t — we can’t guarantee bikes at every home. Check the specific property listing, or ask us to confirm before you book.

Do you allow cats at pet-friendly properties?

Unfortunately, no. Our pet-friendly properties are dogs-only. Cats are not permitted at any SeaBreeze property.


GETTING AROUND ANNA MARIA

The island, in plain terms.

Do I need a car on Anna Maria Island?

Not required. The free island trolley runs the entire length of Anna Maria, and most homes are walking distance to the beach and dining. A car is nice for grocery runs and off-island trips, but plenty of guests skip it.

Is there a supermarket on Anna Maria Island?

Yes. There’s a Publix centrally located on the island, plus a CVS and Walgreens for basics.

What is the difference between Anna Maria, Holmes Beach and Bradenton Beach?

Anna Maria Island is three connected cities: Bradenton Beach (south), Holmes Beach (middle), and Anna Maria (north). All three sit on the same seven-mile island and share the same beach — the differences are mostly walkability, restaurant density, and residential feel.
